Planning Commission to vote on West K Street land application

A discussion on a proposed tentative parcel map to create four lots on a 1.38 acre parcel located at 1201 West K St. will ring in the new year for the Planning Commission for their first meeting of 2018 Thursday.
David Bates filed an application with the city to renovate a small parcel of land at West K Street. He has sent a proposal about the parcel that would divide the property into four lots which could allow further development of the land. According to a report by Principal Planner Suzanne Thorsen, future site development would result in demolition of an existing structure, grading and the removal of trees.
The Planning Commission must decide if they will approve Bates’ application. No budgetary implications are estimated for the city and staff is recommending the commission adopt a resolution to approve the tentative parcel map and establish four lots on the property.
“The proposed parcel map is consistent with the General Plan and the
standards of the RS zoning district,” Thorsen wrote. “Staff recommends approval of the requested tentative parcel map and the determination that the project is exempt from CEQA based on the findings and conditions of approval in the draft resolution.”
Whatever action is taken by the Planning Commission will be final, unless appealed to the City Council within 10 business days.
In other matters, the commission will hear the application for a use permit for nonconforming outdoor storage of construction equipment and materials at 2000 Park Road. Due to staff desiring additional time to complete an analysis, they are recommending the commission vote to continue the item to the Feb. 8 meeting. The commission will also discuss adding a text amendment to the Benicia Municipal Code to clarify the stream setback regulations by adding definitions for “top of bank” and “development.”
The Planning Commision meets 7 p.m. Thursday, Jan. 11 in the Council Chambers of City Hall, located at 250 East L St.

    Oh oh. Look for another potential “St. Katherine’s Woods” fiasco to arise.

    In reality, this should be a no brainer, unanimous approval.

    Or they can completely change the topography to unbeleivable measure like they did on the 1035 west k st parcel. There are essentially no rules that work in favor of the neighborhood.
